Baker Mallett Delivers Supported Housing Development in Warrington

Baker Mallett is proud to have acted as Project Manager, Contract Administrator, Quantity Surveyor and Principal Designer on Warrington Borough Council’s latest supported housing scheme, which has now officially opened its doors to residents in the North Warrington area.

This important development comprises 12 new one-bedroom apartments designed to address gaps in homelessness provision across the borough. Funded through the Government’s Single Homeless Accommodation Programme (SHAP), with match funding from Warrington Borough Council, the scheme provides safe, secure, and supportive accommodation for young people with complex needs and care leavers aged 18 and over.

The project, thoughtfully designed by Studio OL3, consists of two sites located within 100 yards of each other, providing a close-knit and accessible environment for residents. Of the 12 apartments, six are fully wheelchair accessible, ensuring inclusivity and meeting diverse needs. Both sites are equipped with essential staff facilities including offices, sleeping areas, and washing amenities to support the delivery of round-the-clock care and assistance. In line with Warrington Borough Council’s sustainability commitments, the properties are equipped with solar panels and air source heat pumps and electric vehicle charging points, reducing environmental impact and ensuring long-term efficiency.

A key feature of the scheme is the provision of 24/7 onsite support, with trained staff available day and night to provide intensive assistance. Residents will also benefit from access to education, training, and meaningful activities through the council’s homeless engagement co-ordinator.

The location was carefully selected for its safety, suitability for supported housing, and strong community links, with excellent access to transport and local amenities. Warrington Borough Council will manage the properties directly, ensuring continuity of care and support.

Speaking at the opening, Cllr Sue Emery, cabinet member for poverty, inequality and protection, highlighted the importance of the new facilities in addressing homelessness and rough sleeping provision. Cllr Maureen McLaughlin, cabinet member for health, wellbeing and social care, praised the collaborative effort that brought the project to life, emphasising the role of the scheme in empowering young people with the skills and resilience needed to thrive independently.

Providing a multi-disciplinary delivery service, Baker Mallett worked closely with Warrington Borough Council and project partners to ensure the scheme was delivered efficiently, within budget, and to the highest standards. Our involvement reflects our commitment to supporting projects that make a tangible difference to communities, particularly those that provide vital housing and care for vulnerable groups.
